Conditions, Decisions, and Value

An irregular triangular site adjacent to a residential neighborhood required an efficient, repeatable housing prototype that could balance affordability, density, and neighborhood fit. The quadplex buildings organize four one-bedroom units around a clear vertical circulation strategy, allowing seven total units to be deployed while preserving parking, privacy, and shared outdoor space. Ground-level entries, external stairs, and compact layouts create legible access and a comfortable scale for residents and neighbors alike. In resolving the site and street frontage together, the project revealed how thoughtful massing, color variation, and repetition could establish a cohesive urban presence beyond what a purely utilitarian approach would allow.
