A prominent urban infill corner at 14th Street and Indiana required maximizing density while carefully managing access, parking, and street presence in the Plaza District. The project organizes four vertical duplexes around rear alley access, stacking loft-style units at the lower levels with third-story apartments above to efficiently leverage the site. Parking and service are pushed to the alley and rear of the lot, allowing the building mass to address Indiana Avenue directly and incorporate street-facing live/work units along the sidewalk. In combining density, flexible program, and a retail-scaled frontage, the project demonstrates a forward-looking housing model that expands how small urban sites can contribute to the city.
